Developing a housing project in 2026 requires more than just a strong design. It requires figures, substantiated choices and strategic insight. After all, figures say more than aerial photographs, maps and gut feelings. A strong housing project does not start with architecture. It starts with understanding who lives there — and who wants to live there tomorrow.
For the project site on Paalsteenstraat in Kiewit, UAU collectiv worked on a master plan with a mix of ground-level homes and a limited number of flats. DataD was commissioned to substantiate this project demographically and in terms of the market for CBS Hasselt and to further refine the project in line with market needs.
The housing market study carried out by DataD, forms the basis for a well-founded decision on housing typology, pricing and phasing in Hasselt-Kiewit. The project provides for a mix of ground-level homes and flats on a strategically located project site. An objective analysis is necessary to position this housing project correctly in terms of policy and market.
The demographic housing study starts from a clear research question: what are the current and future housing needs in Kiewit and Hasselt? How is purchasing power evolving? What prices are feasible? And how quickly can the project be marketed without increasing market risk? A market-based feasibility study is therefore central to this project.
Below, we show how DataD not only collects data and processes it into insights for this market study, but also translates these insights into an action-oriented strategy.
The methodology applied in the housing market study builds on CityD and DataD's experience with housing projects, core reinforcement and spatial-economic analyses in Flanders. Data is not viewed in isolation, but translated into policy impact and market reality.
